How it works

How much house can I afford on my income?

How much house you can afford depends mainly on income, existing monthly debts, the down payment, the interest rate and the debt-to-income (DTI) limit used. Lenders commonly look at a back-end DTI in the mid-30s to mid-40s percent, varying by program and file.

The math

  1. Max housing payment = income × target DTI − monthly debts
  2. Taxes, insurance and HOA are subtracted to find the principal-and-interest budget
  3. Max loan = P&I budget × ((1 + r)^n − 1) ÷ (r(1 + r)^n); price = loan + down payment

How much house can I afford on my income?

Take your gross monthly income, multiply by the debt-to-income ratio a lender may allow, subtract your other monthly debts, and you get a maximum total housing payment. Remove taxes, insurance and HOA, then convert the remaining principal-and-interest budget into a loan amount and add your down payment.

What DTI should I use?

A conservative personal budget often uses a lower DTI than the maximum a lender allows. Program limits vary; many conventional loans look at about 36–45% back-end DTI and some programs allow more with strong compensating factors.

Is the result a pre-approval?

No. It is an estimate based on what you entered. A pre-approval requires a loan officer to review credit, income and assets.

Why does a small rate change move the price so much?

Because a higher rate means more of each payment goes to interest, so the same payment supports a smaller loan. Try changing the rate by a quarter point to see it.

Should I include student loans?

Yes. Lenders count required monthly payments on student loans, car loans, credit cards and other debts that show on credit.

What about closing costs and reserves?

They come out of savings too. Keep part of your cash for closing costs and a cushion rather than putting every dollar into the down payment.

Does affordability differ by loan program?

Yes. FHA, VA, USDA and conventional loans have different down payment, mortgage insurance and DTI rules, which change the result.
